
Mobile notaries operate on strict scheduling. Please ensure:
✅ All signers and witnesses arrive 15 minutes early
✅ Everyone is ready with their unexpired government-issued Photo ID
✅ All documents are filled out except for signatures
(Florida notaries cannot help fill out or interpret documents)
If you need to update an ID, visit the Florida Department of Highway Safety and Motor Vehicles (FLHSMV) the day before your appointment: https://www.flhsmv.gov/
Same-day visits to FLHSMV may cause delays of several hours.
To maintain a professional, focused environment:
✅ Provide a clean, clutter-free table and chairs
(Dining table height—not a coffee table)
✅ Ensure the home has working air conditioning
✅ Choose a room with minimal distractions and good lighting
✅ Secure pets and plan supervision for children
(They are adorable, but signers must focus)
If your home isn't ideal for a signing, consider meeting at:
✅ A coffee shop
✅ A local library
(Check to see if the library has private meeting rooms or areas where people can speak freely)
✅ A business office
✅ A conference room
✅ A friend, relative or neighbor's home
Certain documents require witnesses, such as:
✅ Wills
✅ Healthcare directives
✅ Durable power of attorney
✅ Deeds
Witnesses must:
✅ Bring unexpired government-issued Photo ID
✅ Be present the entire signing
✅ Not be named in the document they are witnessing

Before the notary arrives:
✅ Ensure all pages are printed
✅ Keep documents in proper order
✅ Fill out all non-signature fields
✅ Review the documents yourself or with an attorney
(If it's a real estate loan signing, in most cases, the notary will have all documents from the title company. You will complete and sign documents before the notary. However, it is important to review the loan package prior to meeting with the notary to ensure you understand the documents and refer questions to the lender and title company. Notaries cannot explain documents.
Additionally, make sure the documents have your name spelled correctly, and you have required information on hand, such as Home Owner Insurance Company details, banking information for deposits and automatic payments - wire routing numbers and account numbers, etc.)
